The slowdown follows an enormous boom in the construction market before mid-2022. At that time, folks used COVID relief funds to invest in properties &#8211; property acquisition exploded, <a href=\"https:\/\/www.reuters.com\/world\/asia-pacific\/boom-gloom-australias-red-hot-property-market-hits-reverse-2022-08-01\/\" target=\"_blank\" rel=\"noreferrer noopener\">up 56% on the previous year<\/a>.<\/p>\n\n\n\n<p>No matter what part of the home construction industry, building material prices <a href=\"https:\/\/www.smh.com.au\/property\/news\/the-house-prices-that-are-still-rising-how-inflation-is-blowing-out-building-costs-20220714-p5b1pi.html\" target=\"_blank\" rel=\"noreferrer noopener\">skyrocketed<\/a> this year. The steelmaking industry saw a massive 42.1% increase in cost, followed by timber at 20.1%; up over 10% were electrical, plumbing, glass product and aluminum.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-why-are-building-material-prices-rising\"><strong>Why are building material prices rising?<\/strong><\/h2>\n\n\n\n<p>Building industry material prices across the construction industry have skyrocketed for a few reasons. Whether you\u2019re talking about concrete blocks, gypsum sheets, or even laminate flooring, prices are up. The <a href=\"https:\/\/www.mining.com\/web\/iron-ores-slump-likely-to-deepen-until-chinas-economy-revives\/\" target=\"_blank\" rel=\"noreferrer noopener\">lack of iron ore production<\/a> in China, upon which Australia depends for its steel-making material, further compounds already rising steel prices.<\/p>\n\n\n\n<p>Other shortages include <a href=\"https:\/\/www.abc.net.au\/news\/2022-11-21\/sand-prices-in-south-west-source-as-demand-increases\/101629114\" target=\"_blank\" rel=\"noreferrer noopener\">sand<\/a> in the country\u2019s southwest. Used as an aggregate for concrete, sand shortages cause supply chain distribution issues in the concrete industry that drive up the cost of houses. As a result, Australian building supply companies must increase their overheads that pass on to the customer.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-volatility-of-material-prices\">Volatility of material prices<\/h3>\n\n\n\n<p>One of the most significant factors contributing to housing shortages in the market has been the <a href=\"https:\/\/www.corelogic.com.au\/news-research\/news\/2022\/australias-construction-costs-continue-to-rise-at-record-rates\" target=\"_blank\" rel=\"noreferrer noopener\">volatility of material costs<\/a>. In particular, there have been increases in the cost of lining walls, including the cost of sheetrock and gypsum sheets. <\/p>\n\n\n\n<p>As the unpredictable nature of the global economy continues, with inflation biting hard, the cost of materials appears in a near-constant state of ebb and flow, which isn\u2019t good for construction costs in any part of the supply chain &#8211; from the source to the end-user.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-what-are-the-cheapest-building-materials-right-now\"><strong>What are the cheapest building materials right now?<\/strong><\/h2>\n\n\n\n<p>Concrete and concrete products represent the <a href=\"https:\/\/propertyupdate.com.au\/how-much-on-average-does-it-cost-to-build-a-house\/\" target=\"_blank\" rel=\"noreferrer noopener\">lowest overall increase<\/a> in building materials in 2022. The average cement block price in Australia is $2.98+GST per unit.<\/p>\n\n\n\n<p>The next-cheapest material is cement &#8211; with cement products making up only a 7.1% increase in material costs.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-producer-price-indexes-ppi\"><strong>Producer Price Indexes (PPI)<\/strong><\/h2>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-what-are-producer-price-indexes\">What are Producer Price Indexes?<\/h3>\n\n\n\n<p>Producer price indexes are cost comparisons <a href=\"https:\/\/www.abs.gov.au\/statistics\/economy\/price-indexes-and-inflation\/producer-price-indexes-australia\/latest-release#construction\" target=\"_blank\" rel=\"noreferrer noopener\">curated<\/a> by the Australian Bureau of Statistics. The ABS releases this data annually to reflect the change in price from when a product leaves the manufacturer and begins its journey until it reaches the end consumer. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-key-statistics\">Key statistics&nbsp;<\/h3>\n\n\n\n<p>A few key statistics encapsulate the current state of the Producer Price Index and give some idea of the state of the costs-of-production for multiple producers across the construction industry.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Input prices have risen by 2.9% in house construction, which means that it costs, on average, almost 3% more to put products into building a home.<br><\/li>\n\n\n\n<li>Over the last 12 months, input prices have risen by 16% across the construction industry.<br><\/li>\n\n\n\n<li>Timber prices, board and joinery (wood product) have increased by 2.8%. Timber-framed windows have increased by 6.8%.<br><\/li>\n\n\n\n<li>Aluminum windows and doors are up by 3.8%. Meanwhile, other metal products have increased by 3.5%<br><\/li>\n\n\n\n<li>Plaster products have increased by 3.0%.<\/li>\n<\/ul>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-building-costs-crisis-and-increased-prices\"><strong>Building costs crisis and increased prices<\/strong><\/h2>\n\n\n\n<p>Australians now face some of the worst building costs in the country&#8217;s history. And price increases are not set to slow down anytime soon. August <a href=\"https:\/\/www.news.com.au\/finance\/business\/other-industries\/dramatic-cost-of-building-a-home-skyrockets-by-hundreds-of-thousands\/news-story\/d953692d5a39370170e2864fd9d23ccb\" target=\"_blank\" rel=\"noreferrer noopener\">reporting<\/a> indicated that soaring building material prices caused house-building prices to increase by almost $80,000.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-shortage-of-materials\">Shortage of materials<\/h3>\n\n\n\n<p>Material shortages contribute to this. For example, wildfires have knocked off native supply of basic building materials. This has caused losses of an <a href=\"https:\/\/www.exci.ai\/wildfires-and-the-insurance-market-a-wake-up-call\/\" target=\"_blank\" rel=\"noreferrer noopener\">estimated $600M<\/a> worth of native timber, the building blocks of most Australian homes. Timber shortages have led to increasing costs for available product.<\/p>\n\n\n\n<p>Other material shortages, such as previously mentioned steel <a href=\"https:\/\/theconversation.com\/planning-a-renovation-or-new-build-heres-the-outlook-for-skyrocketing-steel-and-timber-prices-189380\" target=\"_blank\" rel=\"noreferrer noopener\">have been blamed<\/a> on the war in Ukraine, China\u2019s economic downturn and the lack of iron ore mining. This has left Australian <a href=\"https:\/\/stage.buildxact.com\/au\/blog\/keep-your-residential-construction-business-profitable\/\" target=\"_blank\" rel=\"noreferrer noopener\">construction companies<\/a> with no choice but to import steel, which has caused massive price increases to the end-users build cost.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-labour-shortages\">Labour shortages<\/h3>\n\n\n\n<p>The new report, 2022 <a href=\"https:\/\/www.arcadis.com\/en-au\/knowledge-hub\/perspectives\/global\/international-construction-costs\" target=\"_blank\" rel=\"noreferrer noopener\">Arcadis Construction<\/a>, predicts 100,000 unfilled skilled labour roles by 2023, and according to the <a href=\"https:\/\/hia.com.au\/our-industry\/newsroom\/economic-research-and-forecasting\/2022\/07\/shortage-of-building-trades-remains-acute\" target=\"_blank\" rel=\"noreferrer noopener\">Housing Industry Association<\/a>, labour shortages will only grow worse. Other <a href=\"https:\/\/blog.pssremovals.com\/most-in-demand-jobs-skilled-migration-australia\" target=\"_blank\" rel=\"noreferrer noopener\">statistics<\/a> indicate that Australia\u2019s greatest skilled-labour need is <a href=\"https:\/\/stage.buildxact.com\/au\/blog\/the-ultimate-guide-to-construction-management-software\/\" target=\"_blank\" rel=\"noreferrer noopener\">construction management<\/a>. Construction companies are doing the same.<\/p>\n\n\n\n<p>Before, construction companies would have the luxury of choosing from domestic suppliers of certain materials. Things like PVC ceiling board pricing &#8211; made partially from gypsum, was previously created in Australia in the necessary quantities for demand. Unfortunately, like many other building materials, Australian construction companies must shop for the best price for their bottom line.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-minimise-wastage\">Minimise wastage<\/h3>\n\n\n\n<p>This has led Australian construction companies to seek new ways to use different materials and ensure that they order what they need for a job. Philosophies like \u201cmeasure twice, cut once\u201d are heavily employed on job sites to reduce material waste and rely on better technology to provide accurate measurements.
